Why Is “Rent-Stabilized” So Beneficial?

Sometimes life can be unpredictable. Sudden changes in income, health or various other needs are not uncommon. With a worldwide pandemic and ever-changing housing markets, now is the perfect time to put safety and security first. The Sven is offering just that with the rent-stabilized apartment lottery.

In the post-war boom, landlords began significantly raising rent prices for New Yorkers. This practice went unchecked for years, causing many problems for the renters of NYC, especially currently. It wasn’t until the 1970s that rent-stabilized apartments began to make an appearance. Rent stabilization provides insurance for renters against sudden rent increases and preserves their right to renew. Each year, the NYC Rent Guidelines Board sets a fair maximum rent increase (based on many complex factors) to keep rent prices from skyrocketing. Rent stabilization protects you from these sudden changes so you can feel safe and secure in your home.

You can read more about how to apply for an affordable housing lottery or other buildings available on Housing Connect on CitySignal.

This year is the year of the tiger, one of the twelve zodiac signs of the lunar calendar. The tiger represents strength and courage. People born in this year are considered to have these traits. For centuries, Lunar New Year has been celebrated in many forms throughout Asia.

In China, certain meals are eaten with the belief that they bring luck. For example, spring rolls, oranges, noodles, sticky rice cakes, and more are eaten. People get together to clean and prepare the house for celebration as well. Other traditions for celebrating the Lunar New Year are sharing presents and preparing food for family members who have passed on.

In the heart of NYC, Chinatown is a place where many Asian residents live and thrive. The lower Manhattan community encompasses roughly 100,000 residents. In fact, there are multiple Chinatown communities throughout all the five boroughs – nine to be exact. Throughout the existence of Chinatown communities, many Chinese residents have celebrated Lunar New Year.

Lunar New Year recognizes the welcoming of the new lunar calendar year. Each year represents one of twelve of the zodiac signs. The signs are ox, snake, tiger, dragon, goat, horse, dog, rooster, rat, monkey, pig, and rabbit. It is believed that babies born in certain years will have higher chances of luck in their lives.

The Lunar New Year celebration has been occurring for thousands of years. Part of this celebration includes eating foods considered to be auspicious, including spring rolls and other delicacies. Since 1800, the Chinatown community has evolved along with the celebration of Lunar New Year in NYC.

19th Century Chinatown

The transcontinental railroad project built a railroad between California and Nebraska in the 1800s. With this project came the call for Chinese workers, inspiring the massive immigration of Chinese residents to the U.S. Once many immigrants came to California for work, however, the sentiment toward Chinese workers changed. Particularly, negative associations with Chinese workers developed among white laborers.

To escape the growing resentment, Chinese residents traveled to NYC, particularly to Mott St., located in today’s lower Manhattan, along with Pell St. It is here where restaurants began to form along what was eventually named “Chinatown.” One of these notable restaurants includes The Port Arthur Restaurant, opened in 1897 by owner Chu Gum Fai.

In the 1960s, once the Chinese Exclusion Act was revoked, larger numbers of Chinese immigrants flocked to NYC. The Chinese Exclusion Act, enforced since 1882, did not permit Chinese workers to migrate to the U.S. In 1943, however, President Franklin D. Roosevelt dissolved the legislation, allowing for the mass influx of Chinese workers to come to the U.S.

Lunar New Year

Since 1874, the community in Chinatown has celebrated the Lunar New Year. Mott Street. and Pell Street in particular have held festivities during the celebration. One of the cultural celebrations of the new year is the dance of the lion head. This involves performing kung fu, put on by a series of organizations in NYC.

Among this list, an organization called the New York Chinese Freemasons Athletic Club has performed this dance. The head of the organization today is Karlan Chan, and the club has been in existence since 1956. In Chinatown, the Chinese New Year parade has been ongoing for decades. An archived recording from 1928 depicts the lion dance performance, viewed by many attendants of the festival.

In 1997, there was a citywide ban on fireworks being used in the celebration. This sparked an outcry against the ban from the Chinese community. Josephine Chung of the Organization of Chinese Americans said, “Lighting firecrackers to welcome in the Lunar New Year has been a practice of the Chinese community in New York City for over a hundred years.” In 2003, the ban was finally lifted by then-Mayor Michael R. Bloomberg. Today, there are multiple Chinese New Year celebrations across the city for attendants to enjoy.

For centuries, many Asian countries have used the lunar calendar to mark the passage of time. Each month is tracked using the lunar phases in this calendar, and the year typically begins between late January and February. The first day of the lunar new year, like January 1st in the Western calendar, is significant. In China, Chinese New Year involves the donning of red clothes, among other traditions. In China, residents are given a whole week off from work for Lunar New Year.

An essential part of celebrating Lunar New Year is eating various delicious, traditional foods. These foods not only offer mouthwatering flavors, but many provide luck as well. The following is a list of foods to enjoy for this year’s Lunar New Year celebration.

Chinese Dumplings (“Jiaozi”)

Typically, this dish is prepared with napa cabbage, pork, and other tasty ingredients. A tradition with making this dish is to insert a gold coin inside a dumpling. Whoever finds the coin is supposed to inherit great wealth. Dumplings, or jiaozi, as they are called in Chinese, are a delicacy to be eaten at midnight on Lunar New Year’s Eve. People can choose different fillings for their dumplings, including pork, ginger, scallions, and much more.

Longevity Noodles

Just as the name sounds, longevity noodles represent long life. For the best consistency, people should prepare the noodles in small bunches rather than cooking them in a large batch. It is common to prepare noodles with shiitake mushrooms and oyster sauce. Guests will want to slurp the noodles without them ripping in half. It is believed that a person will have good luck in the coming year when none of their noodles break.

Good Fortune Fruit

From oranges to pomegranates, many types of fruit are believed to bring good luck in the new lunar year. Oranges symbolize joy and unity and are prized for their color. Pomegranates represent many symbols of luck, including fertility and longevity. Other fortune fruits include grapes, apples, pomelos, and many more.

Nian Gao (Glutinous Rice Cake)

To make nian gao, you need rice flour, sugar, and water—while some recipes ask for dates to decorate the top of the cake. For thousands of years, this platter has been prepared and eaten to celebrate the new lunar year. Lunar New Year celebrants believe that eating nian gao will bring financial wealth to their families. Nian gao can be eaten in many ways, including fried or baked.

Spring Rolls (“Chun Juan”)

Eating spring rolls represents attracting wealth in the new year. To prepare these delicacies, you need a vegetable filling of your choice, white flour, and red bean paste. It is also worth noting that spring rolls are prepared and served differently throughout China. For example, celebrants of some regions use scissors to divide each roll. Moreover, these rolls can have many different flavorings inside them.

How to Support Local Businesses

There are hundreds of eateries in NYC that serve divine, authentic Asian cuisine. These restaurants have been devastated due to anti-Asian sentiments against their businesses during the past few years. New Yorkers can support these restaurants during Lunar New Year by visiting some of the many restaurants in Chinatown.

Go Noodle Nine Moon, for example, is a beloved restaurant on 1069 1st Ave. that offers high-grade steamed pork dumplings. Another notable eatery is NY Go Go on 135-50 Roosevelt Ave., providing savory spring rolls to their customers. Other Chinatown gems include 4 Choice Lunch Box, Pho 60, and many others.

For centuries, xiaolongbao (小笼包), literally meaning “little basket buns” and referred to in English as soup dumplings, have been a cherished delicacy in China. Chefs have experimented with seafood, meat, and other savory flavors to create the most delicious recipe imaginable.

To prepare the steamed buns, chefs would knead dough made of dumpling flour for the perfect consistency. Afterward, they would add an aspic, a gelatin-like substance, of meaty flavors inside each dumpling. Once the dough is folded into tiny buns, the dumplings are steamed in a bamboo steamer to melt the aspic, creating a soupy texture.

For decades, chefs have opened restaurants in NYC to bring these delicious recipes to locals. As time passed, soup dumplings became a favorite for many New Yorkers from various walks of life. During that time, soup dumplings became the talk of the town. Today, businesses are increasingly opening in new locations throughout the city to serve New Yorkers this bamboo-steamed delicacy. During this Winter season, we’re bringing you the top places to go for the most delicious soup dumping servings.
